IJM Land and STARK Development are teaming up to introduce The Light Avenue, a new integrated development at The Light Waterfront, Penang. Bringing together business, lifestyle, and connectivity, the project aims to create a vibrant waterfront destination that supports modern businesses while offering a comprehensive range of commercial and lifestyle amenities.

The Light Avenue is envisioned as an integrated destination featuring five key components — Hotel, Retail, Wellness, Office and Suites — bringing together business, shopping, leisure and wellness within one waterfront setting.

The development is planned to comprise three towers, with the other two towers intended for residential or executive suites and hotel components, subject to final confirmation.

Lifestyle Retail and Office: A New Dimension of Business

The Light Avenue is currently open for registration exclusively for Lifestyle Retail & Office, introducing modern and flexible commercial spaces ranging from approximately 600 sq ft to 1,200 sq ft. Designed to accommodate entrepreneurs, professionals, SMEs and established businesses, these spaces give flexibility for different operational requirements within an integrated waterfront development.

In addition to conventional office spaces, The Light Avenue aims to create an environment where businesses can benefit from convenient access to retail, dining, hotel and wellness facilities, bringing greater convenience to the working day.

Seamless Connectivity to PWCC and the Future LRT Station

Connectivity is one of The Light Avenue’s main selling points, with a planned direct link bridge connecting the development to the Penang Waterfront Convention Centre (PWCC) and the upcoming LRT station. This connection is poised to provide convenient access for businesses, professionals and visitors, particularly those attending meetings, conferences and events at PWCC.

Located within The Light Waterfront, the development also benefits from its proximity to The Waterfront Shoppes and surrounding retail, dining and leisure destinations.

A Workplace Designed for Comfort and Productivity

The Light Avenue focuses on creating a comfortable, efficient working environment. The office spaces feature a Daikin Fresh Air System to enhance indoor air quality and fresh-air circulation, along with high-speed lifts and 2-Core Fibre Optic Backbone to support modern business operations. These features reflect the development’s focus on providing a workplace that balances functionality, comfort and productivity.

An Integrated Waterfront Destination

More than just an office address, The Light Avenue is designed around the concept of bringing different aspects of the working day together within one connected destination.

The integration of commercial and lifestyle elements aims to create an environment where businesses, professionals, and visitors can transition easily between work, dining, shopping, hotel accommodation, and wellness facilities.

Developed through a joint venture between IJM Land and STARK Development, The Light Avenue represents another step in the ongoing transformation of The Light Waterfront into a dynamic destination for business and lifestyle in Penang.
